Overview

Scan to BIM turns raw point cloud data into intelligent, information-rich building models. We capture your building or plant with 3D laser scanners, then model architectural, structural, and MEP elements in Revit, ArchiCAD, or IFC — giving your design team an accurate digital starting point instead of unreliable legacy drawings.

Most existing buildings in Nigeria have incomplete or outdated documentation. Working from assumptions leads to design clashes, abortive work, and cost overruns discovered only during construction. A verified as-built BIM model eliminates that risk before design begins.

We model to the level of development your project requires, from LOD 100 massing studies through LOD 400 fabrication-ready detail, and we agree a clear modelling specification with you up front so the model contains exactly what your workflows need.

What's Included

  • Revit, ArchiCAD, and open IFC deliverables
  • LOD 100 through LOD 400 modelling to an agreed specification
  • Architectural, structural, and MEP disciplines
  • Clash detection between existing conditions and new design
  • Point cloud linked to the model for verification
  • Quality-checked against scan data before delivery

Scan to BIM — Frequently Asked Questions

What is Scan to BIM?
Scan to BIM is the process of capturing an existing building or facility with 3D laser scanning and using the resulting point cloud to create an accurate Building Information Model. The model reflects true as-built conditions rather than original design drawings, which are often outdated.
Which software formats do you deliver BIM models in?
We deliver native Revit and ArchiCAD models as well as open IFC format, which works with virtually all BIM platforms. Point clouds can be linked in RCP or E57 format so your team can verify the model against the raw scan data.
What level of detail (LOD) should I request?
It depends on how the model will be used. LOD 200 is typically enough for feasibility and concept design, LOD 300 for detailed design and coordination, and LOD 350–400 where fabrication or precise clash detection is needed. We help you specify the right level for each discipline so you only pay for the detail you need.
